This development allows AI agents, specifically Anthropic’s Claude and Perplexity AI, to query live Australian property market data directly within user workflows. The HTAG Intelligence MCP Connector utilizes an open standard that connects AI agents directly to external data services. This eliminates the need for users to copy-paste data or navigate separate dashboards. By publishing an MCP-compliant server, HTAG has made its entire dataset—including market scores, supply-demand analytics, and risk fundamentals—interpretable by AI. This allows for complex natural language queries, such as comparing stock-on-market trends between specific Victorian suburbs or identifying high-yield areas with low vacancy rates.
The integration is powered by the HTAG Intelligence API, which features 34 endpoints categorized into five core areas. Key metrics include the Relative Composite Score (RCS), which evaluates capital growth and risk, and the Growth Rate Cycle (GRC) indicator, which identifies price momentum turning points. Additionally, the connector provides access to socio-economic deciles (IRSAD), flood and bushfire risk indices, and individual property valuations. HTAG’s methodology prioritizes accuracy by using a proprietary price model that controls for compositional bias, offering more current yield calculations than traditional rolling medians.
For buyers agents and property investors, this integration represents a shift toward an "AI-native" operating system for real estate.
